8 Considerations when Planning to Move into a New Home

Eight essential areas to think about before you move into your new home. Planning now will make a difference when you move in.

Buying a new home is always exciting but it can be a little daunting too, as there are so many factors you need to think about and often new houses come with a to-do list as long as your arm. You probably chose your new home due to its location and/ or size but that doesn't always mean it is all ready for you to move into. 

So here are some pointers for a few areas to think through once you have secured your sale but prior to moving in -

1.  Insurance cover in place 


In England, once you have exchanged contracts the house is your responsibility to have insured, so make sure you have good building cover ready to go. You don't want anything to happen and then not to be covered, that would be the worst, incurring costs without ever having moved in. 

2.  Renovations


Does the layout of the house meet the needs of your family? Would it suit better if it had an open-plan downstairs, or do you need a small extension to convert into the granny flat? If you have the money available it may be easier to do these kinds of renovations before you move in and have all your belongings everywhere. Or maybe it would work to just move into the upstairs of your home whilst the downstairs is worked on. There are lots of possible solutions and it is definitely worth speaking to your architect or builder as they may offer solutions that have never even occurred to you. Remember they've probably seen and done it all before.  

3.  Decorating required?


What redecoration is needed and how quickly do you want to get it done? Plan out a timeline of when you'll be doing the decorating or do you want someone to come in for you? If you want someone else to do it seek quoted in good time as the best tradespeople get booked up well in advance. It might be worth leaving one of two rooms empty or with just boxes/ furniture in the middle covered with dust clothes so you can decorate before they get in the way and you don't have to be moving things unnecessarily.

Ideas to Refresh your Garden for Spring

It might be dark and gloomy outside right now, but it won’t be long before the nights start to draw out again and the first signs of Spring arrive.  So, even though you might not be spending much time outside now, it’s worth thinking about giving your garden a refresh ready for spring, you'll want some glorious colour to cheer you up by then.

You might be nodding right now and thinking, yes this is what I should be doing.  If so, here are some ideas to help you along.

Lay a patio or deck

If you don’t have a patio or decked area in your garden, this might be worth considering.  It creates a handy area for socialising, BBQs, and just having a quiet cuppa.  When laying a patio or decking, make sure you’ve planned enough space to accommodate things like seating, plants and your BBQ. Or you might even want to install a hot tub to enjoy. 

Create a pond or water feature

Water features have a nice calming effect and are always pleasing to look at.  If you have time to create and maintain one, a pond is an excellent feature to have in the garden and you can enjoy the wildlife that a pond attracts too.  But if you’re looking for something easier to manage, then a small water feature can work just as well, and they often add a very pleasant water trickle sound to your garden too.

Building a New Home? Things to Consider Before Starting

Taking the decision to go down the self-build route to achieve the home of your dreams is an important one. Around 8% of all homes built are self-build according to Government statistics. There are several things to consider if you are going to go down this route; the following should help you make the project as smooth running as possible.


Consider your Budget

While your design is important, if you don’t know the expected cost of building a new home, you may be left with an unfinished property or worse, you need to request a loan to finish the property off. This is especially worrisome if your budget goes way above what you can afford. Things to consider in your budget include professional fees for architects, surveys of your proposed site, fees for planning permission as well as the building materials, tradespeople, and any connections you need to make to utilities. Then, of course, there is the cost of decoration and getting the perfect finish for your dream home.

5 Things to Consider when Preparing to Rent your House Out

Like me, you might never have considered becoming a landlord, but what I now know is that it is far easier than I feared. I have a couple of local friends who are in the same situation as me, where we get our houses provided with our husband's jobs and whilst they both went for the renting option, we decided to sell our old house. Well, now they are quids in and we are £130K down! Yep, you read that right, in the last 7 years, the house we sold has risen by £130,000 without any works having been done on it, as we did all those before we moved out.

I think because our move was quite a quick one, it just felt far too scary to rent our house out and to live over 100 miles away from it, but I need not have feared as I now know that is what a good Lettings Agent does for you. If you're in the position of thinking about renting your property out because you're heading abroad for a bit, been given a house with your job or for another reason entirely, read on to see what you need to consider when you rent out your property and become a landlord -

1.  Do your Preparation and Research


Have a look at sites like Zoopla and Rightmove and see what kind of rents people are achieving in your area. Think about what kind of people you think your home might suit best - a professional couple, a small family, roommates? Each different demographic comes with their own pros and cons, so have a think about this and who you think it might be best to let your property to. Do you want to let your house furnished or not?

Also, work out your budget, how much does it cost to pay the outgoings for your property each month, add on the cost of the letting agent and any profit you with to make and you have an idea of what you need to be charging. Hopefully, it will fall in line with what you have discovered others are charging for similar properties.

Have you considered Engineered Wood Flooring?

Growing up as a child in the seventies and eighties everyone I knew had a carpeted house, in fact, most had a shagpile in at least one room. As I grew older trends started to change, carpets got cheaper but the quality also seriously declined and it seems that due to that, and the worries about keeping them clean, as well as the rise of allergies that many people moved to a hardwood floor, more in line with what our European and American brothers were doing.

Vinyl flooring or lino was a cost-effective and easy choice for quite a while, especially in bathrooms and kitchens were traditional wood flooring was unsuitable due to the amount of moisture and potential water spills. However, as home design moved on and houses became more slick and modern, a vinyl-covered floor didn't really cut it. Thankfully we've seen the rise of the engineered wood floor over the last few decades and today it is accepted as a really good choice for flooring that looks fantastic and just like real wood (as of course, it is real wood) and is long-lasting and durable.

What is engineered wood flooring?

It is a number of layers of veneers, which are thin slices of different real woods put together and sandwiched under pressure with a high-quality glue. The top layer is the highest quality wood, giving the beautiful final appearance. Make sure you do your homework when choosing your engineered wood floor as not all engineered wood flooring is the same, it can come in a range of thicknesses from 14mm - 20mm and depending on the footfall and where the floor is placed will help you decide what is best. Ask for boards that have at least a 4-6mm top layer, to help protect from damage over time.

Warm Up Your Home for Cosy Family Nights

When it starts to get colder, it can make for some fun autumn and winter family outings. You don't want to be outdoors all the time, though, especially when it's raining and dark. Getting cosy at home can be just as fun, and there are plenty of family activities you can do to keep your spirits up during the dark and cold winter. Creating a cosy home for the winter isn't difficult, and you could do it in just a few easy changes. All you need are the right items to add a bit more comfort to different rooms in your home.

Get Some Ambient Lighting

The dark mornings and nights in the winter can get you down but having the right light and warmth at home goes a long way. A roaring fire is one of the best ways to have both but, in the absence of that, there are lots of other ways to get it right. Warm and ambient lighting can make a big difference, giving your home a cosy and welcoming glow. Rather than have bright ceiling lights, making use of lots of lamps with warm lighting is a great way to achieve the right effect. Floor lamps, table lamps and wall lights are all good choices, and candles can be a nice addition too (if you use them safely).

Snuggle into Pillows and Throws

Your living room (or whatever you call it) is a family space, where it's fun to spend a winter evening. If you want to make this space more warm and cosy, adding lots of pillows and throws is a fantastic way to do it. You can create a layered and textured look for your family room that will always look warm and inviting at the end of a long day. Try warm fabrics like wool and faux fur that you can really snuggle into.

Embrace Autumn - Our Walk at Home #CountryKids



Now I realise not everyone is as lucky as us and doesn't have this kind of walk on their doorstep but literally everywhere is beautiful in the Autumn.  Even in massive cities there are public parks and green spaces where the leaves are changing colours and falling from the trees.

I swore when we moved to our unique home 27 months ago that I would never take the beauty of this place for granted and I don't think I have but our walk yesterday did make me realise I have also not been making the best of it and getting out enough.

It is probably six weeks since I have last been for a really long walk and taken my camera with me. The girls and I rediscovered the grounds at our home on this Autumnal walk and had loads of fun too. All these photos are taken around the estate that we live in.

Summer holidays are made of these...

I love days at home in the summer holidays and especially when friends come to visit. What a nice day we had to chill when Anya and her boys came over to see us last week.

We really didn't get up to much. Anya and I got treated to a song, dance and acrobatic show in my front room where we got told off for chatting too much and were threatened with being chucked out!

We enjoyed what my kids call a pick and mix lunch, where we helped ourselves to pizza and salad and then we took a scroll round some of the grounds and showed off the amazing place where we live.

My kids were keen to show their friends the low-ropes course, so they all had an hours fun down there, practising their balance, laughing (and moaning) at each other and sadly having a tumble or two as well. Anya was superb at helping the kids and she got stuck right as in as the photos show.

Making a Commitment, Prophetic Art and Praying for Healing = Proud Mum

Oh my word, I am absolutely exhausted. Not because I have physically done too much or got up too early but because the kids are wearing me out. I forgot how full-on it can be being with three kids full-time.

I find myself repeating a dozen times a day 'It's too much' or 'be quiet' as all three of them seem to want to talk to me at once. Some days I can handle it and others I just want to run away and hide. I know parents across the country can relate, it is summer holiday fever and as much as I have been looking forward to this, there are always days when it just feels as if you will fall over the edge.

It's my own fault today, I attempted to work for three hours this morning whilst the kids were at a kids group and I hadn't quite finished by the time they were out so that last 5 minutes of work felt like it took an eternity.

10 Things you might not know about me

I'm really happy to be joining in with a blog hop set up by Jenny Cupido, it is pretty simple, all I need to do is share with you ten things that you don't know about me. If you have never read my blog before that's easy I could tell you anything but I know there are some of you out there who have been reading for the last seven years and probably know me better than I know myself, but I'll give it a go....

One
In 2013 I moved to the most gorgeous place, we have 220 acres to live in and enjoy. We share this with a community of about 80 other people. It is not a commune, our family has a house with its own front door but we share communal meals, worship, fellowship and fun. This photo shows the main house (it is a Christian conference centre and is where dh works and I volunteer)


Two
I hate the country lanes that surround where I live. If the road is not big enough to take two cars passing each other easily I won't drive down it.  Yes I know I am a complete woss!

Three
When I was a young teenager I loved music and break-dancing. Not me actually doing the dancing I'm afraid but watching friends (who used to carry their lino and ghetto blaster about) and I was often found wearing a shiny tracksuit top! (It was the fashion, honest!)

Four
I'm a thumb sucker. Not in public but if I get really tried then very occasionally I just catch myself! I used to get in so much trouble at school and I can recall my parents painting my nails with that foul tasting stuff and disciplining me, nothing ever worked.  You can take a dummy away but never a thumb, this is the reason my kids had dummies - I knew!

Five
I'm on a massive journey right now. God is talking to me and moulding me loads. It is absolutely amazing and also very tiring. I'm breaking free of strongholds and chains and stepping out from the lies that I have believed for too long. The journey ahead is bright and He has so much more for me, it is very exciting.

Six
I never wanted children. I was not maternal at all as I grew up and never really interacted with any babies or small children. It was only once I had married dh that I realised kids were on the agenda and now I am absolutely in love with my three small people.


Seven
I like housework, it makes me happy to see my house all nice and tidy. There are areas where I am a bit slobby - cleaning inside the oven and the windows for instance but in the main I enjoy seeing my house go from the chaos of a busy school morning to calm, organised and crisp once all the beds are changed, rooms dusted, bathrooms polished and hoovering finished.

Eight
I've been pregnant three times.  Once with JJ, once with the twinnies and I had a painful missed miscarriage back in 2010.  I had already fallen in love with that babe before they headed off to heaven to join Jesus. His name is Samuel Noah and one day I'll get to meet him.

Nine
I have a passion for justice. This is something that has been powerfully emerging over the last five years or so. As I grew up I never gave much thought to others to be honest but in recent years God has placed a desire on my heart to fight harder and to speak up for those living in poverty or suffering injustice. This advocacy work is one of the things I love doing most now and my trips to Washington D.C and Ethiopia with ONE have been life changing.


Ten
I was fired from my job (or I think the term they used was 'let go') when I was 14. It was my own fault, I lied and told them I was 15 and they found out the truth. I bet the Nancy Leigh book shop was never the same again without me! It didn't matter I went on to work at the local petrol and convenience store for the next four years and met a boyfriend, met a great friend, earned a lot of money for my age and learnt all about responsibility. It was a good time.

So there we have it, did you already know these things about me or have I shocked you with anything?

Have a very Happy Christmas


Christmas Eve is almost over and the big day will arrive very soon.  The kids at last sound as if they are asleep and I pray they will stay there until at least 6.30am tomorrow morning!

Today has been fabulous, as had yesterday if I'm honest.  it really does pay to be organised and then once the kids are off you can just focus on them and the wider family.

We have a big day ahead tomorrow - friends over for pancakes, scrambled eggs, bacon and maple syrup for breakfast.

Let's find mushrooms mummy (A year in photos)

After Church today I asked Miss E if she fanced a walk around the grounds where we live. JJ wanted a chilled afternoon before a game of football with the volunteers, Miss M was to make Anzac biscuits with Daddy for home learning and that left me and the little cutie,

'Let's find mushrooms mummy' she said excitedly, 'we can take our cameras'.

So that is what we did, a nice walk for a couple of hours enjoying the fact it was not raining but enjoying finding the fruit of all that rain as there was some fabulous fungi to be found! We then finished off the afternoon by inviting the rest of the family to join us for a cup of hot chocolate at the Orangery.

One on one time with my chidren is so special, that it can't be taken for granted, so as we walk I always take time to chat. We talk about the week gone, the week ahead, school, activities, friends, who we can pray for and what is on our hearts. It is very special to have that time to enjoy being together.

The Battle of Hastings (A year in photos - week 42)

At the anniversary of the 14th October 1066 we went to a reenactment of the Battle of Hastings at Battle Abbey. The event runs for a weekend every year and had been highly recommended to us by lots of local people.

As the rain was coming down hard and we had free tickets (nothing to do with my blog I might add) we decided to go to church, have lunch and go along in the afternoon to watch the main event.

There seemed to have been loads going on if you went for the whole day - food stands, authentic traders, kids activities, theatre performances, have-a-go archery, Falconry, a literary tent with loads of different authors and music shows.

We had a good couple of hours at the event, first we explored the old abbey ruins a bit and then settled down to watch the main reenactment, it was very interesting but the rain pelting down did put a dampener on it for us and we headed to Costa to warm up.

English Heritage had a nice big shop there and if you are into this sort of thing there is loads the kids can buy, small wooden bows and arrow at £5.99, helmets, shields and proper metal helmet at about £150 for those more serious.

Because of the rain we didn't quite manage the full hour for the battle, the kids got bored and once Harold had the arrow in his eye we headed off.

We had a good time and I would recommend a visit to this if you are local to East Sussex.  Pray for good weather, bring a picnic and make a day of it!

Bexhill on Sea - my favourite seaside in the UK

We moved to East Sussex just over a year ago now and there is one place that we go to time and time again. The seaside has always been a place that my husband and I love to visit together, we met by the sea and whenever we needed to get away, it is the sea we always headed to. Even when the whether is bad the cobwebs get blown away and our souls feel refreshed.

It is for this reason that I jumped for joy when I realised we were only about 8 miles from our nearest seaside town. At first I wondered what Bexhill-on-Sea would have to offer us as it is pretty old-fashioned and parts look a little run-down but actually I have grown to love it so much.  I visit here alone, with all my family and with friends too.

As I said before it is quite old-fashioned but in a quaint, times-gone-by sort of way rather than being out of date. It does not have lots of neon signs, nightclubs or arcades like many UK seaside resorts and I think more people that come here are locals rather than holidaymakers and I like that. I can wonder round the town and check out the many charity shops and grab a bargain and then go to the Sovereign Light Cafe for a good cooked breakfast.

In the last few years the promenade has been made over and it is a super flat concrete prom great for walking, running, scooting, dog-walking or bike riding. Unless there is a special event going on it is never that busy and you can walk for miles and miles without any issue. The parking along the sea front is plentiful and free too.

You'll see that the beach is a stony one but when the sea goes out you do get areas of sand and also wonderful rock pools, so lots of beach fun can be had here. You often see people wind surfing, fising or boating.

When it was refurbished some fabulous play equipment was put all along the prom and the kids adore running along and stopping to use the equipment.


One of our favourite places to visit with the kids in Bexhill is Egerton Park, this is just a few moments walk from the seafront and is full of fantastic play equipment. It is one of the best play parks I've seen and great for all ages with toddler equipment, sand play, zip wire and loads of equipment for the older kids. As well as an Adidas gym area, football field, bowls, boating lake and cafe. Also next to it is the Bexhill Museum which has some good children activities during the holidays.


On the seafront is the De La Warr pavilion that hosts loads of local cultural events and has a great art gallery too. You can go on the roof and enjoy the fabulous views and take in the Art Deco architecture. Underneath the theatre are some nice shops, a big tea room with beach front outdoor space and also some dancing fountains that the kids love to play in.


Often for the price of a donation your children can join in with arty activities. Last week Miss E spent an enjoyable hour making a collage and then she added it to the artwork on the wall, as one day she wants to be exhibited there.


Probably our favourite activity as a family in Bexhill is eating and we can highly recommend the homemade gelato on sale at Di Paolos opposite the De La Warr or fish and chips from Marinos or Mini Berthas and of course they need to be eaten with the sea in View. There is some lovely grass space next to the De La Warr which is our eating area of choice.


I used to think the sandy beach at Bournemouth was my favourite UK seaside but Bexhill has stolen that place in my heart and I'm very glad to live here and be able to sit and watch all the sailing boats out at sea as well as my kids having a ball.

An evening stroll (A year in photos - week 30)

Yay for the school holidays, I am loving the fact that the kids can stay up late and have fun. There are serious benefits of living in a community of 70 and having 220 acres to explore. JJ has been spending more and more time with our young adult volunteers going for walks, chilling, playing pool and even having an outdoor movie night, which just looked awesome. How many 10 year olds can say they stayed up until gone 11pm and watched a movie under the stars surrounded by twinkle lights with about thirty 18-25 year olds?

One of the things I plan to do regularly is go for an evening stroll round our grounds with one of the kids. Miss E and I went for one earlier this week and it was so good to have that one-on-one time. We chatted about everything and nothing and both of us with our cameras enjoyed the silence too.

We started on the main terrace and headed out to the woods above front water.

This was growing as a weed but looked glorious.

Miss E loves to find a large stick each time we go walking


Walk nearly completed and we get to watch the sun go down over Ashburnham, with the stunning swans swimming past.

A few moments after this we had tears as I had lost her beloved pheasant feather than she had found.


Then as we reached home the sun literally disappeared over the hill, but that beautiful pink sky meant a fabulous next day.
